You can turn an underutilized asset into revenue

At any point in a year, do you have warehouse space that goes unused? Many warehouse professionals are taught that seasonal vacancy is a fact of life. Warehouse Exchange can help you fill this space for 3-6 months and then get it back in time for your high usage period.

You can find tenants who will pay premiums

People who look for smaller, short-term space are often frustrated by the lack of availability. We see that these tenants are willing to pay as much as 50% over market rate for the benefits of a small footprint and flexible terms.

The Keys to Success on the Warehouse Exchange Platform

Keys to Success

Photos are VERY important. Consider Video as well.

Buyers want to get a real sense of what it is like to stand in your warehouse. The photos you post on your facility page(s) can make or break the listing. Take the photo with a landscape perspective (be sure the phone is sideways). Make sure the light is good and that you're showing a big vision for the space. If you can show other tenants in your warehouse, that's nice as well. We all have video cameras on our phones. It's easy to walk the floor and pan from side to side, creating a 30-second video that is impressive and very helpful. There are video services that can help.

Appeal to the little guy, you'll still get the big guy.

The average Warehouse Exchange user wants 3,000 SF for 11 months. Many people want space for 3 months or 6 months. The more flexible you are, the higher price you can ask, and the greater volume of possible tenants will be interested in your ad. Our system is configured so that you provide two important numbers: The total space available and the minimum space you're willing to sell. If the total space is large and the minimum space you will consider is low, you're setting yourself up to capture the numerous little tenants as well as the big fish who wants to take all your space.

Respond quickly to Engagement Requests

When someone is shopping for space, there's an urgent need. Make sure that our notification emails don't get caught up in your spam filter. If you leave a tenant waiting too long, they may cancel the request and move on to someone else.
